Q. How many times can I make changes? A. As many as it takes from the first basic design. But know if they are major changes, such as moving entire rooms around, or a complete redesign, then there will be a charge for that. But I do want you to be completely satisfied with your home. So things such as moving a wall, adding a window, Changing a door, revamping a kitchen or bath layout is all part of the design process and is no charge. Q. How long will it take you to finish? A. Most designs average less than a week and I have done some of the simpler designs in a couple of days. Know that once I start on your design, I work hard and fast to get it done in a very reasonable time frame. Keep in mind that time depends on several factors. 1.) How complex is the building. 2.) How solid are you on your design? 3.) What is the size of the home?
Q. How much information do I need to have for you? A. I have done plans when the client brought nothing in and I have done plans where the client had very detailed drawings and a notebook filled with photos and ideas. Needless to say, the more information the better, but I can do it with nothing more than you conveying to me vocally, your idea of your dream home.
Q. Where can I get extra copies of my plans? Do I have to order them from you? A. No. Every custom home comes with a reproducible master good for 1 year. These are digital files (.pdf) of all the pages in your set. There are many places to take them either via e-mail or on a thumb drive to get copies, places such as Kinkos, Office Depot, or any large print shop can do them for you. I will even send them via e-mail to the print shop of your choice.
Q. Will these plans be acceptable to my local building authority? A. Yes. I go by the International Building Code For all of My Plans. There may be an exception to this if the local authority requires them to be stamped by a structural engineer. Most of the time, this is not the case. However, if your local authority requires a stamp, I can still get them stamped by an engineer for his charge. This is usually much less expensive than an architectural firm.
Q. Do I need HVAC or plumbing Drawings? A. Most of the time no. In residential construction, the HVAC or plumbing contractor draws his own set based upon the layout and design of the home.
Q. Do you ever provide alternate drawings for the same home? For example: An alternate front elevation or an alternate foundation plan? A.) Yes. They will be extra based upon the design.
Q. Can I build the home more than once? A.) No. Each drawing is only legal to build once. After that, a new construction permit must be purchased from Skinner Designs. I do however offer a one time fee for unlimited builds. This fee must be paid when the plan is purchased. Then you can build the home as many times as you want. Unlimited build fee is $900 plus the price of the plan.
Q. If my contractor has a question can he or she call you? A. Certainly! I stand behind all of my plans. They can reach me in the office anytime between 8am and 6pm.
